Warranty

General Applicability and Terms

This Warranty Certificate is governed by all terms and conditions in the primary roofing contract between TTLC and the Owner. If any conflict arises between this Warranty and the contract, the contract’s terms shall take precedence. This Warranty supplements, but does not replace, the contract.


1. Warranty Coverage and Term

TTLC warrants that the roofing installation will be free from workmanship defects for ten (10) years from the completion date.

If a covered defect causes leakage or material loss during this period, TTLC will supply labor and materials to repair the issue—provided the Owner reports it in writing during the Warranty Period.


2. Activation of Warranty

The Warranty is valid only after full payment of the roofing contract.

The effective date is the date of roof installation completion, assuming the account is in good standing.


3. Transfer of Warranty

  • Transferable once within 1 year of installation.

  • Written notice and a $450 transfer fee are required within 10 days of the property sale.

  • TTLC reserves the right to inspect the roof before approving the transfer.

  • The original 10-year period is not extended.

  • Failure to follow this process voids the warranty.


4. Scope of Coverage

Only roofing components installed by TTLC are covered.

Exclusions: Pre-existing components like skylights, vents, chimney flashings not replaced by TTLC.

Important: Unauthorized repairs or alterations by others void this Warranty.


5. Storm Damage Inspection Requirement

If a significant weather event occurs:

  • Owner must notify TTLC within 10 days.

  • TTLC will provide a free inspection.

  • No other contractor or inspector is permitted on the roof before TTLC's inspection unless TTLC gives written consent.

Failure to comply voids this Warranty.


6. Warranty Claim Procedure

To file a claim:

  • Send written notice to Warranty@ttlcinc.com or mail TTLC.

  • Describe the problem and include photos, if possible.

6.1 If Covered:

TTLC will fix the issue at no cost within a reasonable timeframe.

6.2 If Not Covered:

  • TTLC will inform the Owner and may offer paid repair services.

  • A $250 inspection fee may apply for uncovered claims.


7. Owner Maintenance Responsibilities

The Owner must:

  • Keep the roof, gutters, and downspouts clean.

  • Maintain sealants and flashings.

  • Ensure proper attic ventilation.

  • Notify TTLC of active leaks within 24–72 hours.

Failure to maintain the roof or provide timely leak notice may void the Warranty.


8. Exclusions from Coverage

This Warranty does NOT cover:

8.1 Acts of God (hail, tornadoes, etc.)

8.2 Building design flaws or structural issues

8.3 Product/material defects (covered by manufacturer)

8.4 Normal wear of sealants/caulk

8.5 Attic/ventilation or moisture issues

8.6 Ice damming

8.7 Animal or pest damage

8.8 Vandalism, misuse, or negligence

8.9 Alterations or third-party work

8.10 Issues outside TTLC’s work scope

8.11 Aged or corroded flashings not replaced by TTLC

8.12 Chemical/pollutant damage

If excluded conditions cause roof damage, the Warranty is void unless TTLC is hired to fix the issue.


9. TTLC Inspection & Documentation Rights

TTLC may inspect the roof periodically and document its condition.

The Owner must provide reasonable access for this purpose.

Inspection records may be used for quality assurance or warranty claims.


10. Limitation of Warranty and Liability

This is a limited workmanship warranty.

TTLC’s obligation is strictly to repair defects covered under Section 1.

TTLC is not liable for product defects, structural design issues, or third-party work.


11. No Other Warranties

This Certificate overrides all other warranties (oral or written).

No representative may modify this Warranty without written authorization.


12. Limited Liability for Damages

TTLC is not responsible for:

  • Personal injury

  • Property loss

  • Consequential damages

Liability is limited to the cost of the warranted repair.


13. Contract Relationship and Payments

Warranty service does not waive any rights under the contract.

Owners must not withhold contract payments based on warranty repairs.


14. Governing Law and Legal Fees

This Warranty is governed by Illinois law.

Any legal dispute shall follow the contract’s dispute resolution clause.

Prevailing party in litigation may recover reasonable attorneys’ fees and court costs.
